Phase two of Station Lands development now underway

Developers broke ground earlier this year on an exciting master-planned community in the heart of downtown Edmonton. Spanning 2.2 million square feet and an impressive budget of $1.2 billion dollars, the Station Lands development in downtown Edmonton is an incredible project that will continue to build on the renewed vibrancy of the city’s core.

Station Lands will be a mixed-use development located between 97 Street and 101 Street south of 105 Avenue. The project is the second phase of the Station Lands development. Phase one included the LEED® Gold certified EPCOR Tower that was completed in 2011.

Station Lands development to provide all-weather access to LRT and pedway access

Located on what was formerly part of the Canadian National rail yard, Station Lands will provide residents with a highly accessible connection between The Quarters, ICE District, the Arts District, the Royal Alberta Museum, City Hall, and Chinatown.

The developer, Qualico Properties, also plans to include a utility corridor that will accommodate a below-grade linkage for energy lines and will provide pedway access to the LRT.

“Having a direct connection to the LRT has a value-add to Station Lands and adjacent communities, as the public will have safe, better protected access to workplaces, commercial and recreational amenities, as well as residences as Station Lands begins to develop,” Mike Saunders, Senior Vice-President, Qualico Properties explains.

“The Station Lands development will provide strong support for city-wide growth policies, energy sustainability objectives, arts and culture policy, and housing in the revitalization plan area.”

The first tower is expected to be complete in 2024

Once complete, the community could see up to 5,000 Edmontonians either working in Station Lands or living in the two condo towers.
